I use a caulking called np1,The best caulking I have ever used and it stays flexable.You can get it at a fastener supply or a rooflng supply co.
Marine grease is the best for your bearings,I use a foam type motorcycle chain lube.sigpic -

Home Depo used to sell Sika sealant. The stuff is great, my fathers been in the window business for 20 years and thats what his crew uses. It stays flexible and will only pull apart with extreme twisting.l like to buy stuff and no I don't do payments!Comment

NP1 caulking is a polyurethane sealant that is very simular to poly buthyl which is used on windshields and has the same rubbery type feel after it dries,Great stuff.sigpicComment
